If you're searching for mold inspection pricing, you're probably trying to figure out whether this is a $200 errand or a $2,000 one. The straight answer is that it depends on your home's size, but the pricing structure itself is simpler than most homeowners expect.

Here's what determines the cost of a mold inspection in Utah, and what you're paying for at each price point.

Standard Pricing for Most Utah Homes

For homes under 4,000 square feet, a full K9 mold inspection with PureAir K9 is $850. This is a flat rate — it doesn't change based on the number of rooms you want checked or how long the inspection takes. A trained detection dog and handler cover the entire interior, working through every accessible room in a single visit.

This flat structure exists because K9 inspections don't work like lab-sample testing, where cost often scales with the number of samples collected. Once a dog and handler are on-site, checking the whole property costs the same as checking a single room — so pricing reflects the property, not a per-sample fee structure which can get out of control if every room is inspected.

Larger Homes Are Priced by Square Footage

Homes over 4,000 square feet take longer to inspect thoroughly, so pricing shifts to a square-footage basis rather than a flat rate. If your home falls into this category, request a quote through our large home inspection page and we'll walk you through pricing based on your property's specific size — starting from around $1,000 for larger properties.

Homes that fall close to the 4,000 sq ft threshold are evaluated individually, since a home at 4,100 sq ft doesn't necessarily need meaningfully more time than one at 3,900 sq ft.

What's Actually Included in the Price

A common point of confusion is what "inspection" covers. With PureAir K9, the price includes:

  • A full inspection of accessible interior spaces with a trained detection dog

  • Same-day verbal report of findings from the handler before they leave the property

  • A written report delivered the following day documenting any alerts or indications, including photos where relevant

  • Clear next steps, whether that means no findings were identified or an area warrants further attention from a remediation professional

What our inspection service does not include is remediation. PureAir K9 is inspection-only, which means there's no financial incentive to invent a problem that isn't there — our report reflects what the dog actually detects, not a sales pitch for repair work.

Why K9 Inspection Costs Compare Differently to Air Sampling

Some homeowners compare mold inspection pricing to air quality testing services, which often charge per sample collected — meaning a thorough check of multiple rooms can add up quickly in lab fees alone. A K9 inspection prices the whole property holistically, because the dog is trained to search the full space rather than test isolated points. If you're deciding between the two approaches, our guide to mold testing in Utah covers what testing involves and when it's the right tool. If the dog indicates to an area with visible signs of mold or water damage, a surface sample (swab or tape lift) can be added on-site for $35 and sent to an accredited lab for species-level analysis — entirely optional, and only offered where there's already something to sample.

Travel Fees for Properties Outside the Standard Service Radius

Properties located more than 45 miles from our service center in Pleasant Grove, UT may have a mileage fee added for round-trip travel beyond that threshold, billed at the current federal standard mileage rate. This is confirmed with you before you book — there are no surprise fees added after the fact.

When to Call a Professional Mold Inspector

If you're comparing costs before deciding whether an inspection is worth it, it helps to separate the question of price from the question of risk. A $850 inspection is a small cost relative to what's typically at stake — a home purchase, a health concern, or a suspected leak that's already been sitting behind a wall. Visual checks and guesswork can miss what's actually there; a trained K9 inspection gives you a clear answer about the whole property, not just the areas you thought to check.

If you're weighing whether to move forward, the better question usually isn't "is this too expensive" but "what does it cost me if I skip it and I'm wrong." For a deeper look at what a full inspection covers, read our guide to what happens during a K9 mold inspection.
